How HBL home finance works
HBL's home finance is Islamic and based on Diminishing Musharakah. HBL and you become joint owners of the house. HBL's share is split into units that you buy over the term, and you pay rent for the part HBL still owns. HBL uses equal monthly installments, so your payment stays the same for each year while the split between rent and unit purchase changes in your favour.
It can be used to buy a complete house or apartment. Property takaful is included and paid by the bank. If you are late with a payment, HBL cannot charge a penalty. Instead a fixed amount goes to a charity account and is not counted as the bank's income.
HBL home finance rates in 2026
HBL prices home finance at 1 year KIBOR plus a margin that depends on who you are. Existing HBL customers on a salary pay KIBOR plus 3%. Self employed professionals pay plus 3.1%, and business people plus 4%. If you are new to HBL, the margins are 3.2% for salaried people and professionals and 4.2% for business people. Overseas Pakistanis on a salary pay plus 4%.
With 1 year KIBOR at 12.81%, a new salaried customer would pay about 16.01% in the first year. The rate is reset every year to the latest KIBOR, with a floor of 8% and a cap of 30%. HBL may offer a fixed rate for the first few years at its discretion, and its page has advertised such offers, so ask what is available when you apply.
Opening your salary account with HBL before you apply can save you 0.2% a year, which on a Rs 1 crore financing is about Rs 20,000 in the first year alone.
How much HBL can finance
HBL finances between Rs 20 lakh and Rs 5 crore, up to 70% of the property's value, for 3 to 25 years. That means you need at least 30% of the price from your own money, plus the costs of valuation, legal checks, registration and the mortgage.
An immediate family member such as a parent, brother, son or spouse can join as a co applicant so that their income is counted too, which can raise the amount you qualify for.
Who is eligible
You must be a Pakistani citizen. Salaried applicants must be at least 25 and finish by 60 or their retirement age, whichever comes first. Self employed applicants must be at least 30 and finish by 65.
HBL asks for a longer work history than many banks. Salaried applicants need a permanent job with 5 years of continuous work in the same field, and they must not be on probation. Existing customers need 6 months with their current employer and new customers need a year. Self employed applicants need 5 years in their current business. Overseas Pakistanis can apply only if they work on a salary in a GCC country and earn at least the equivalent of Rs 4 lakh a month.
Documents for salaried applicants
- Copy of your CNIC and 2 passport size photographs
- Completed and signed application form
- Original salary certificate and your last 3 pay slips
- If you are new to HBL, 12 months of bank statements showing salary credits and proof of 5 years of permanent employment
- Self employed applicants add proof of business, NTN or tax returns and 12 months of bank statements if new to HBL
Paying off early
You can buy extra units or settle the whole amount from one month after the financing starts. Give 7 working days' notice, and the payment is made on your normal installment date. The remaining units are sold to you at 5% above their price, so early payment costs a little extra.
Worked example
Here is what a Rs 1.5 crore house with 30% of your own money over 20 years, as a new salaried customer looks like at 16.01% a year, using the same maths as the calculator above.
| Property price | Rs 15,000,000 |
|---|---|
| Your down payment (30%) | Rs 4,500,000 |
| Amount financed | Rs 10,500,000 |
| Monthly payment | Rs 146,161 for 240 months |
| Total profit | Rs 24,578,557 |
| Application processing fee | Rs 10,000 |
| Salary needed (50% rule) | Rs 292,321 a month |
Over the full term you would pay Rs 35,078,557 in total, of which Rs 24,578,557 is profit to the bank. Because the rate resets every year with KIBOR, treat this as a guide rather than a fixed figure.
