How Meezan Easy Home works

Easy Home is based on Diminishing Musharakah, which means joint ownership. You and Meezan buy the house together, with Meezan usually owning most of it at the start. Meezan's share is divided into units. Every month you pay rent for living in the part Meezan owns, and you also buy some of its units. As your share grows, the rent goes down, until you own the whole house.

Meezan offers four versions: Easy Buyer to buy a house or flat, Easy Builder to build on a plot you own, Easy Renovate to improve your home, and Easy Replace to move an existing home loan from another bank to Meezan.

You can choose how you repay. The usual plan keeps the unit price fixed so your payment falls as rent drops. A step up plan buys one unit a month in the first half of the term and two units a month in the second half, which keeps early payments lower for people who expect their income to rise.

Meezan Easy Home profit rate in 2026

Meezan prices Easy Home on 1 year KIBOR. Salaried customers pay KIBOR plus 3%, and business people pay KIBOR plus 4%. The rate for the first year is fixed when you sign, then it is reset every year to the latest KIBOR. There is a floor of 8% and a cap of 30%, so your rate can never go outside that range.

With 1 year KIBOR at 12.81% and the SBP policy rate at 12.00%, that puts the salaried rate at about 15.81%. The calculator uses this figure and updates automatically whenever we update KIBOR on this site. Meezan has also offered fixed rate options for the first few years at different times, so ask whether one is available when you apply. The fixed offer still shown on Meezan's page when we checked had expired in July 2024.

Because the rate resets every year, your payment can rise if KIBOR goes up. A useful test is to type a rate 2% higher into the calculator and see whether you could still afford the payment.

How much can Meezan finance?

Meezan finances from Rs 5 lakh up to Rs 5 crore. Salaried people can get up to 75% of the property's value, so you need at least 25% of the price from your own savings. Business people can get up to 65%, so they need at least 35%. The value used is the bank's own valuation, which can be lower than the price you agreed with the seller.

Your total monthly loan payments are expected to stay within about half of your income. The calculator shows the salary you need for the payment you pick. If you are short, Meezan lets you add an immediate family member as a co applicant. Half of their income can be counted, or all of it if the co applicant is your spouse.

Who is eligible

Easy Home is open to Pakistani nationals living in Pakistan or abroad. You and any co applicant whose income is counted must be between 25 and 65 at the end of the financing, and salaried applicants must finish before retirement age.

Salaried people in permanent jobs need 2 years of continuous work in the same industry. Contract employees need 2 years in the same industry and 4 years of total experience. Self employed people need 3 years in their current business. The minimum gross income is Rs 50,000 a month for salaried and self employed professionals, and Rs 1 lakh for contract employees and business people. Overseas Pakistanis on a salary need at least Rs 2.5 lakh a month.

What the process looks like

Paying off early

With Easy Buyer you can buy extra units or settle early from one month after the financing starts. For the builder, renovation and replacement versions you need to wait 12 months after Meezan's last payment. You must give 10 days' notice and the purchase happens on your normal payment date. If the property has gone up in value, the remaining units are sold to you at 3% above their price. If it has not, they are sold at face value.

Worked example

Here is what a Rs 1.5 crore house with 30% of your own money over 20 years looks like at 15.81% a year, using the same maths as the calculator above.

Property priceRs 15,000,000
Your down payment (30%)Rs 4,500,000
Amount financedRs 10,500,000
Monthly paymentRs 144,587 for 240 months
Total profitRs 24,200,925
Processing charges incl. FEDRs 9,280
Salary needed (50% rule)Rs 289,174 a month

Over the full term you would pay Rs 34,700,925 in total, of which Rs 24,200,925 is profit to the bank. Because the rate resets every year with KIBOR, treat this as a guide rather than a fixed figure.
